Despite the odds and numerous obstacles, John secured a special use permit and site plan approval for a two-story Assisted Living Facility with Adult Day-Care within the Town of Lloyd (Ulster County). The Assisted Living Facility will provide approximately 119 beds to the area’s aging population and fill a significant need for those local residents. The approved project also includes the installation of a new traffic light and other traffic improvements along 9W that will provide safe access to not only the ALF, but also, for the hundreds of homeowners living near the ALF. The approved project was delicately designed by preserving existing vegetative buffers, adding stone walls and landscaping, as well as working with the existing topography to mitigate the potential visual impacts of the two-story Assisted Living Facility that will be approximately 110,000 square feet in size.
